TENTATIVE TRACT MAP
The Tentative tract map has been approved by the City of Moreno Valley. Due to AB 1561, the approval has been extended 18 months from 10-28-2020.
EASEMENTS
Two easements are needed and currently under negotiations.
1st needed easement is along the north boundary where the Slawson Street knuckle is located.
2nd needed easement is an "off-site" easement for road construction on Kalmai near Lasselle Street.
EMWD
Eastern Municipal Water District has provided the Seller with a statement to put on our plans that no lots can be served in the tract until their offsite loop system is constructed. This is being required because the site is currently served by the Dale tank which only holds .1 million gallons of water, and the loop construction will allow it to be in a pressure zone with much more storage capacity.
The loop project is currently in their CIP and should be completed by the end of 2023. However, in previous conversations with EMWD staff, they indicated we might be able to get service to some of the lots prior to the CIP project being complete if we proposed to phase the project.
There may be other options available that we are exploring like providing off-site improvements in Kalmia and further discussing the existing pressure zones or paying to expedite the current CIP project with EMWD.
