Greenbriar MHP (General)

  • Greenbriar MHP is a beautiful 33-pad mobile home community located on 4.41 acres in Hermitage, PA. The age of the park is unknown to the seller. The property is zoned commercial and the park is currently legal conforming according to the seller. The park is not located in a flood zone. The park is presently managed in-house, however the seller believes that there are residents in the park who might make a good manager/greeter. The owner does not know the exact sizes of the pads but simply calls them "large". There are no vacant trailers that need to be removed from the park. The road through the park is asphalt and the park is responsible for maintaining it. The tenants are responsible for mowing their own space. The park mows the vacant pads and common areas. The park retains an outside vendor for snow removal as needed. Off-street park is provided in the driveways to each pad.

Greenbriar (Improvements)

  • The owners have made some improvements to the property during their short ownership tenure: 1. All new Metron submeters with remote readers were installed to each pad. 2.
