The tenant is requesting the landlord to provide an existing building that can be converted or enhanced to a data center solution. The landlord will be responsible for any permits, submittals, and capital items needed to convert an existing site such as additional power, demolition of walls, HVAC updates, etc. Upon the improvements being completed, Santa Clara #1 will then deliver their own $13M of brand- new equipment and install at the site.
Data Center - Santa Clara #2 Santa Clara #2 is negotiating one of the largest tech companies in the world as a tenant. Favorable power cost dynamics in Santa Clara as the municipal utility provider, SV Power, offers significantly lower rates than those available through PG&E, who is the utility provider for other surrounding towns in Silicon Valley. In short, there is a $323,000 annual savings per megawatt so if you have a 10-megawatt facility, you are saving $3,230,000 per year on power. This is a ground up facility.
