• The subject property is located at Lincoln and Ontario. The original structure year built TBD, is approximately 4,200 SF and a permanent modular building approximately 6,000 SF. The pros are strong location, large grass area in front and school component. The con is the 2nd level of the original building is not usable. This will negatively affect the price when the buyer is an Owner/User, i,e, another church. And conversely, this will not affect a developer or national retailer. Consequently, it's my opinion the property may command a higher price if sold to a developer or retailer, hence the price range.
