The metro is well-known as a tourist destination due to its world class beaches and variety of nightlife and cultural attractions. Sarasota is also home to a large, vibrant, and active retail sector, fueled not only by the strong tourism, but also by one of the nation's strongest population growth rates. The Sarasota metro area includes the entirety of both Manatee and Sarasota counties, with the overwhelming bulk of all retail buildings (nearly 86%) located near the coast in Bradenton and Sarasota. The vacancy rate has fallen throughout the recovery, primarily because of consistent demand outpacing supply. In fact, new construction has been significantly down since 2010, averaging far below the metro's historical norm. The ever tightening fundamentals allowed landlords to steadily push rents to a level not seen in nearly a decade.
