Location Summary

  • Despite an uncertain economic outlook nationally, investors and lenders remained bullish on the long-term outlook of Denver's industrial market as e-commerce and 3PL tenants experience an uptick in demand in the new stay-at-home economy. Total sales approached $2 billion in 2020, just slightly behind the $2.1 billion recorded in 2019. West Denver is a very large submarket, containing roughly 23.8 million square feet of industrial space. Vacancies (currently 1.9%) have edged up slightly over the past year, but this is not overly concerning, given that the overwhelming majority of stock remains full. Net absorption over the past year clocked in at about 290,000 SF, above the five year average. Rents edged up by 0.8% over the past year. While positive, this represents the worst rent growth performance in more than five years. There are no supply-side pressures on vacancy or rent in the near-term, as nothing is underway. Though the pipeline is empty, the submarket has seen recent development. Roughly 670,000 square feet has delivered over the past three years, representing an inventory expansion of 2.9%.
